Seafield enjoys an idyllic elevated setting on the edge of the village of Upper Largo. The southerly views out over the Firth of Forth and along the Fife coastline are quite outstanding. Upper Largo is located in the East Neuk of Fife – a wonderful, sought after corner of the county, running from Largo Bay all the way to St Andrews, comprising quaint fishing villages perched around pretty harbours, amazing beaches and fertile farmland. The villages of Lower Largo and Upper Largo provide primary schooling, a post office, local shops, a garage, a pub and a hotel. The adjoining villages of Elie and Earlsferry, with their beautiful sandy beach and sheltered bay, are about 4 miles distant. Sailing and water sports are available at Elie and there is an historic 18 hole golf course along with a 9 hole course suitable for beginners. Elie is also well served by shops, pubs and cafés including the renowned Ship Inn. Elie Sports Club offers tennis courts and a bowling club. The area is well suited for walking, cycling and horse riding, with the Fife Pony Club available for younger enthusiasts. St Andrews, the ancient and historic university town, renowned worldwide as the “Home of Golf” and host of the 2022 150th Open Championship, is about 12 miles distant. Private schooling is available in the town at St Leonards and also the High School of Dundee. The area around Upper Largo is well suited for golfers with a number of highly rated courses within easy striking distance such as Ladybank, Crail, Lundin Links, Kingsbarns and the already renowned new championship course at Dumbarnie Links which is only a mile from the house.  Edinburgh is within an hour’s drive of Seafield whilst Edinburgh Airport provides both domestic and international flights and is approximately a 45 minute drive away. There are railway stations at Kirkcaldy, Ladybank, Markinch and Cupar.

Believed to date from circa 1850, and utterly delightful, Seafield enjoys a lovely quiet edge of village setting, offering charming accommodation with the most wonderful bright southerly coastal / sea views. The house has a striking dark stone exterior under a sate roof, with single dormer and dressed stone window detail. To the front of the house, on the ground floor, is the lovely well-proportioned main living room with bright double aspect, press cupboard and wood flooring. The front hall is a joy, with a beautiful old staircase leading off to the first floor accommodation and a door through to the main hall at the heart of the house. To the rear is the good sized, well-appointed family kitchen with breakfast bar and door out the garden. The modern family shower room and the utility room complete the ground floor. Upstairs at first floor level is a wonderful further sitting room / bed 4, very bright and with great sea views from both windows. The spacious first floor hall has the potential for a home office / study area, with two bedrooms and wc completing this floor. A magical narrow staircase leads on up to the attic floor. Off the landing is the most charming of attic rooms with a magnificent large dormer allowing light to flood in and unrivalled views. Exceptionally comfortable and very well-presented throughout, there is high quality modern Mozolowski & Murray double glazing to the windows to the front of the property along with working shutters in several rooms. The house has mains gas central heating with a modern boiler.
